An electrical inspection is a detailed review of the home’s entire electrical system. We’ll check the main electrical panel, wiring, outlets, switches, light fixtures, and safety components like smoke detectors, carbon monoxide detectors, GFCI (ground-fault circuit interrupter) outlets, and AFCI (arc-fault circuit interrupter) breakers. We are looking for any potential safety hazards, code violations, and signs of wear and tear that may require attention before transfer of ownership.
While a general home inspector will do a basic, visual check of the electrical system, a specialized electrical inspection goes much deeper. We have the training and tools to uncover hidden issues that a general inspection might miss, like outdated or dangerous wiring (like knob-and-tube or aluminum wiring), undersized service panels, or improper connections behind the walls. Our focus is solely on the safety and integrity of the electrical system.
The most frequent issues we see include outdated or ungrounded wiring, a lack of GFCI protection in wet areas (like bathrooms, kitchens, and outdoors), circuit breakers that are improperly sized for the wiring, and loose or faulty connections in the electrical panel. The inspection itself typically takes anywhere from 1 to 3 hours, depending on the size and age of the property.
A house doesn’t technically “fail” an inspection. Instead, our report identifies and documents issues that may be safety hazards or not up to current code. We’ll highlight critical issues that require immediate attention to ensure the safety of the occupants, but they aren’t necessarily dealbreakers. It’s up to you and your client to decide how to proceed with the information.
No, the seller does not need to be present. However, we do ask that all utilities, including electricity, are turned on and that we have clear and safe access to the electrical panel and any other key electrical components in the home, such as in the attic or crawl space.
